The funding is structured as a Contractual Joint Venture to support the acceleration of the Ayresome Gardens development, a purpose-built student accommodation scheme comprising 72 independent studio units in a prime Middlesbrough location. Under this arrangement, the funding partner provides £1 million in development capital for an 18-month term, receiving a fixed return of 22.5%, secured by a second legal charge over the project’s special purpose vehicle. The development company retains full responsibility for managing construction, delivery, and project oversight, while the funding partner remains a passive participant throughout the project lifecycle. Upon completion, the development is expected to be refinanced, providing the exit mechanism through which the funding partner’s capital and agreed return are repaid. The project benefits from exchanged contracts on the site, a completed RICS valuation confirming the projected gross development value, and strong underlying rental demand, supporting its projected financial performance.
